GOOD SEED FIRST FRUITS
The First 10%. A Lasting Impact.
First Fruits reflects Good Seed's intention to allocate 10% of positive net mortgage transaction profit toward supporting eligible nonprofit organizations serving Logan, Utah, and the greater Cache Valley community.
First Fruits is under development, pending final operational and compliance approval.
OUR COMMITMENT
First Fruits is designed around a simple principle: after direct transaction expenses and allocated operating overhead are accounted for, 10% of positive net profit from each qualifying mortgage transaction is designated for community giving before discretionary owner profit distributions.
The calculation is based on positive net transaction profit, not loan amounts or gross mortgage revenue.
RESPONSIBLE STEWARDSHIP
STRONGER COMMUNITIES
LASTING OPPORTUNITY
OUR PHILOSOPHY
At Good Seed, we believe that responsible financial decisions should create opportunities beyond the immediate transaction.
Our work is grounded in financial strategy, long-term perspective, stewardship, and a commitment to the well-being of the families we serve.
First Fruits extends that philosophy into the broader community—recognizing that business success provides an opportunity to strengthen the place we call home.

When our community thrives, families have greater opportunities to thrive—and the possibilities for tomorrow become stronger.
MEASURING OUR IMPACT
Meaningful commitments deserve transparent reporting. As First Fruits becomes operational, we intend to share verified information about our charitable contributions and the organizations supported.

A MESSAGE FROM OUR FOUNDER
Good Seed was built around the belief that financial decisions should be made with purpose.
First Fruits reflects an equally important conviction: that the success we experience in business should create opportunities to strengthen the community we call home.
Setting aside the first portion of positive net transaction profit is intended to be an expression of that commitment—one grounded in stewardship, gratitude, and a belief that the good we accomplish should extend beyond ourselves.

About TomACCOUNTABILITY MATTERS
Transparency builds trust. Here are answers to common questions about the Good Seed First Fruits initiative.
First Fruits is under development, pending final operational and compliance approval. Recipient selection, program activation, and distributions remain subject to applicable approvals.
Contact Good SeedGood Seed First Fruits is a planned community-giving initiative within Good Seed Mortgage, not an independent nonprofit organization or separate business. It reflects the intention to allocate 10% of positive net mortgage transaction profit to eligible nonprofit organizations serving Logan, Utah, and Cache Valley. The initiative remains under development and is not yet distributing contributions.
The intended calculation accounts for direct transaction expenses and allocated operating overhead before determining the community-giving allocation:
Net Transaction Profit = Gross Attributable Revenue − Direct Transaction Expenses − Allocated Operating Overhead
First Fruits Allocation = 10% × MAX(0, Net Transaction Profit)
Negative-profit transactions produce no charitable allocation. A transaction that breaks even also produces a zero allocation. Any allocation is intended to come from the participating business's legally available earnings, before discretionary owner profit distributions, subject to final financial, legal, and NEXA approvals.
The intended contribution is based on positive net transaction profit—not the loan amount or gross mortgage revenue. Direct transaction expenses and allocated operating overhead are deducted from gross attributable revenue first. Only a positive remainder produces a First Fruits allocation.
First Fruits is not intended to be funded through an additional borrower charity fee. The allocation is intended to come from the participating business's legally available earnings. Borrowers are not the donors and should not expect a charitable tax deduction from this initiative. Mortgage pricing, fees, and terms remain subject to the borrower's circumstances and applicable lender requirements; this initiative is not a guarantee of particular loan costs.
First Fruits is designed to support eligible 501(c)(3) nonprofit organizations whose work strengthens individuals, families, and communities in Logan and Cache Valley. No recipients have been announced. Recipient selection and all program and distribution approvals remain outstanding and subject to applicable financial, legal, and NEXA requirements. Approved organizations will be introduced after selection and approval; no current partnership or endorsement is implied.
No launch or distribution date has been established. First Fruits remains under development. Program activation, the legally available business earnings and compensation structure, recipient selection, and distributions remain subject to final operational, financial, legal, and NEXA compliance approvals. Contributions will not be represented as made until the applicable approvals and verification are complete.
As First Fruits becomes operational, Good Seed Mortgage intends to share verified charitable disbursements, approved recipient organizations, and the applicable reporting period. Intended allocations and unverified or unpaid amounts will not be presented as completed contributions. Public reporting will use approved aggregate information only—not confidential transaction figures, borrower names, or loan details. Until then, the reporting indicators remain “Pending” and “Program in development.”
