How Utah property taxes work
Utah's property taxes are among the lowest in the nation, and owner-occupied homes get a 45% exemption — you're only taxed on 55% of your home's market value. Rates are set locally, so two homes of equal value across a county line can have different bills. That's why this calculator uses your ZIP code to pick your county's 2025 average rate from the Utah State Tax Commission's adopted tax rates.
